At a glance - the Focus Process at Glenstrae Rd:

Prior to Focus Project Services engagement, there had been multiple build - price revisions due to various revisions of the design. This meant the parties had lost track of what exactly had been priced, against what was designed.
The homeowner was referred to Focus Project Services who entered the process and restructured the builder’s tender values to best align with how they were to be managed.
Focus firmed up Provisional Sums and Prime Cost Sums (where possible), adopted correct terminologies, and applications of these within the contract.
Focus formulated a Documentation Register – all contract documentation included within the contract was centralised.
Focus requested updated drawings and specifications from the various consultants: Architect, Structural Engineer, Geotechnical Engineer, lighting designer etc and issued these with updated Documentation Registers to ensure all parties were working to the same documentation package.
Contract Instructions were issued throughout the contract to the builder, with any required or directed changes to the original contract factored in.
Focus maintained a Contract Register (of Contract Instructions issued) throughout the contract and maintained budgets against each Contract Instruction, inclusive of any consultant directions, and/or design updates and changes.
Focus Project Services reviewed tabled variations when received from the builder, and once agreed, issued Variation Orders to vary the contract sum.
Each month, Focus Project Services assisted the builder with the issue of Payment Claims in line with the contract and incorporated agreed variations to the contract.
Each month, Focus Project Services issued Provisional Payment Schedules and Payment Schedules, to approve the values and aspects of the builders Payment Claim and advised the value and timing the client was required to make payment to the builder.
Focus Project Services assisted with defects inspections and project close out.
Focus Project Services completed the final claim with the builder and client.
Focus Project Services provided advice to both client and builder as, and when required throughout the project.
Focus Project Services acted as an intermediary where required, or where variations were tabled and required assessing and or justification.

Award-winning hillside oasis

With exceptional views and a unique architectural design, it’s no wonder this breath-taking hillside property gained gold-medal recognition at the 2021 New Zealand Master Builders “House of the Year” awards.

An award-winning project

As a complete rebuild after the 2011 Christchurch earthquakes, this 224sqm architecturally designed three-bedroom home is a complete labour of love.

The sophisticated combination of vertical lines and angled roof serve to create a unique indoor/outdoor flow. Natural light flows keenly throughout the indoor space, highlighting the unique combination of Japanese inspired screens and charred larch cladding. All cleverly woven together to complement an eclectic collection of worldly souvenirs which have helped transform this clever hillside oasis, into a home of originality, story, and warmth.

It’s understandable why home-owners Sue and Steve are proud of what they have created. And considering this was the couple’s first ever home-build, they are thrilled with the result.

So too are building company SC Builders who worked closely with the couple to help manifest their bespoke vision. In fact, in his 25 years of building, SC Builders Founder Steve Cliff said this was one of the most challenging, yet rewarding projects he’d ever worked on.

“When we finished that job, the client was happy, we were happy, and together, we’ve created an amazing looking house,” he said. “And we are really proud of it, one of our favourite houses for sure.”

The need for an independent and objective project manager

It is fair to say that this project wasn’t without its challenges. Both client Sue and builder Steve Cliff agree that a large part of the projects’ success can be attributed to the efforts of Nathan Lang, owner and co-founder of Focus Project Services (Focus).

Recommended to Sue by a friend, Nathan was approached for his project management and communication services at a time when the homeowners were struggling to get plans and a contract bedded down, and confirm a way forward.

Cue Nathan, who entered the process after multiple design and build - price revisions, which led to the parties losing track of what had been priced, versus the original price proposed. The ultimate worst case confusion when in the beginning phase of building a house.

Contract revision and a centralised document register
The Focus Project Services team were brought into the process as an objective party, with the task of firming up the disconnect between the design package and the overall pricing for the contract.

With the Architect already engaged, Nathan’s task was to restructure the builder’s tender values to best align with the adjusted design costs and create a plan as to how they were to be managed going forward.

“Our job was to assist mainly with the contract process - we came on board to advise and ensure all contractual requirements were fulfilled, which left the client to enjoy making ‘the nice decisions’,” Nathan summarised.

He was also conscious of the need to create a strong, centralised and transparent framework, in which all parties could trust.

“Beyond pulling the elements of the project into one space, we needed to create clear communication lines between all parties and ensure all technical and financial aspects of the project remained on track.”

A centralised contract register

Once Focus Project Services were officially on board, Nathan focused on creating a project Documentation Register, into which all drawings, specifications and associated contract documentation was centralised.

“Nathan was incredible – he helped us unravel what was in that contract and worked with the builder to determine the way forward,” Sue explained.

Steve also agreed that Focus came on board at a critical point in the project and defined Nathan’s contribution as invaluable. He believed the pulling together of all previous versions of the design documentation and associated costings into “one concise document” was the key catalyst to helping the project move forward.

“The job was in a stalemate at one point,” he explained. “There were a number of tweaks and changes throughout the design phase, which needed to be priced multiple times,” he said.

“Without their help, it would have taken a lot longer for us to get it all sorted – they got all the information and pricing together and made it comfortable for everyone to push forward.”

Tracking of costs, variations, and budget

From the homeowner’s perspective, the regular tracking of costs, collation and reporting of variations, cost alignment, advice around budget, and end-of-month invoicing was the key to creating trust in the process.

“That gave us complete peace of mind that we were on track and that we were paying appropriately - Nathan would let us know if anything was out of line or if there was need for concern.”

Sue reiterated how well the centralised process worked, especially around pricing and costs.

“Nathan was mindful of costs and didn’t want to incur additional costs where we didn’t need to – but anything that was a key moment, especially in the early days, he would come on site where there were big decisions,” she said.

“Even though they mainly focused on contract management, they were good sounding boards for pricing and looking at the contract and costs - they would advise on areas that were under-cooked or over-cooked, so their quantity surveying experience was very valuable.”

Sue added: “He was always looking at how tidy the site was, as that is an indication of the quality of the work in itself – pride of the site – and that was so important to us as well.”

Project Management

Steve said he was grateful for the experience and expertise Nathan brought to the project. Although he usually project manages his new-builds, he felt it was right to outsource such a unique and sophisticated build to an experienced project manager.

“Admittedly, I was sceptical at the start, as I was not sure how well it would go for a third party to come into the project so far through the design and pricing process, but it ended up working incredibly well for us, as well as for the client,” he said.

Steve agreed that the project timeline and budget was pretty accurate as a result of Focus’ involvement and the project ran much more smoothly.

“Everyone knew where they were, exactly what they were supposed to be doing, all based off the pricing which had been updated and centralised into the one document,” he said.

Quantity surveying expertise

Sue also valued the quantity surveying knowledge and experience Focus was able to offer. She said it provided her with more certainty on how to manage certain elements of the project.

“There were many examples like that where he was a great sounding board and there were times when we needed to pull back and change tack, because the materials that we wanted cost more than our budget allowed,” she explained.

“Nathan was happy to advise, for example, when we had a discussion around the materials for our kitchen cabinets: he advised that veneer or melamine would be a better value option than solid timber, so we went back to the joiner to see what he could do, and we ended up saving on costs significantly.”

Excellent communication

“Nathan’s communication was excellent and outstanding – always prompt, detailed and clear,” said Sue.

This sentiment was echoed by Steve, who enjoyed working alongside Nathan and the team and wouldn’t hesitate to recommend them.

“They’re great - they were always positive and super helpful as well.”

Noting that communication is key for success within the building industry, Steve was further complimentary of Nathan’s strong communication skills.

“Some of the emails sent through to him contained a lot of detail, but his responses were always professional and very well written, informative, and to the point, which made it helpful in knowing what to do next”.

Another huge benefit of Nathan’s ability to communicate and work well with all parties left little room for conflict.

“That’s were a lot of projects fall short, when builders don’t communicate with clients, and that’s when it can get really tricky.”

“But when invoicing was coming through at the end of every month, it was very clear on what was needed to be paid, which made it great for everyone.”

“There was simply no room for conflict once Focus came on board.”

Highly recommended

As to whether Sue would recommend the project management services of Focus Project Services to anyone looking to build a new home?

“Absolutely! Even though this was an additional cost to the project, it gave us a great peace of mind,” confirmed Sue.

“It was so good knowing there was someone independent who was there for us, representing our best interests – that was really important”.

Steve said he would be more than happy to work with Focus Project Services again.

“Even though I’ve been in the building industry for 25-years, having that independent person in the background was super helpful,” he confirmed.

Steve added that he would also recommend clients to engage Focus for larger-scale, high-end, architectural projects.

“Some of the hill-side architectural jobs can be hugely technical, and when the client is spending a lot of money, it’s important for the process to be open and visual - everyone needs to see exactly what they are getting, without any hidden surprises,” he explained.

World class technology facility for Christchurch

Managing the fit-out and move of a world-class technology company was always going to be a huge project, but the Focus Projects team were happy to take on this complex and dynamic challenge. Nathan Lang explains.

Project managing the design and construction of fit-out for a cutting-edge, high-end, world-leading science and technology company is no easy feat.

But co-founder and Director of Focus Project Services (Focus) Nathan Lang took it in his stride when he was tasked by Christchurch’s Syft Technologies (Syft) to support their transition into a world-class and purpose-designed & built facility.

As pioneering providers of SIFT-MS solutions (in layman’s terms, “sniffer machines”), Syft needed a pragmatic project management team to support the move of their company into their newly acquired premises in the centre of Christchurch city.

As a specialist science and technology company, Syft Chief Financial Officer Nicole Robinson agreed Syft lacked the in-house know-how and experience to project manage such an important and complex move. After struggling to progress the project in the right direction, Robinson decided their best option was to reach out to Focus for help.

The brief to Focus was to manage the design and fit-out of the 3000sqm footprint, which was divided into separate spaces to include various office spaces, staff canteen, meeting rooms, production space, development areas, laboratories and storage areas.

A critical element of this project was to ensure the move was executed with minimal disruption to staff, enable ongoing production, and ensure the building services were designed and constructed to meet Syft's exacting technical requirements.

Robinson said it was clear from their first meeting that Focus understood what Syft was trying to achieve.

“We were impressed with how quickly they got up to speed and picked up on what was pretty unique and technical work,” Robinson explained.

“They weren’t afraid to tell us where our gaps were - they were quick to react, get stuck in and help us turn the project around,” she said.

Lang admitted this particular project required a lot of planning and some fairly technical knowledge and design work. But despite the task of having to "catch up the design with the construction", Lang said he enjoyed the multi-faceted aspects of such a technically complex project.

Above all, however, Lang said his main priority was for the project to remain cost effective, meet the design spec, and accurately reflect the client’s needs.

“When we came on board, the budget didn’t adequately reflect the client’s needs or project brief requirements associated with this, and there were apparent gaps in the design and the consultant team as a result," he explained. "In short, the design as it stood was not fit for purpose - so we had to quickly assess this situation and bring in the right resources to meet the design brief, and adjust the budget to suit.”

Robinson said despite the challenges faced with building such a unique facility, Syft remained confident of Focus' ability to deliver.

“Initially we thought we were going to need to bring in specialists from overseas which - given the COVID situation – wasn’t possible,” she explained. “But Focus came in, set up contracts with local contractors and brought us back on track – I don’t think we would be moving into the building in the time frame we have, had it not been for Focus.”

Syft’s Mechanical Engineer for Production Engineering Department Frazer Attrill was also impressed with the expertise Focus brought to the table. He said he doubted Syft could have managed the project’s design and fit-out without the support of Nathan and the team.

“I can’t see how this would have worked without external project management - if it wasn’t for Focus, we couldn’t have done what we have,” he said. “Focus came on board in June 2020, we were in our office space by Christmas 2020, and we are currently on track to be fully operational in the new technical and production area of our facility by the end of June 2021.”

To help meet the brief, Lang said it was imperative they had the right consultants on board. Three Sixty Architecture were already engaged for the provision of architectural design services by Syft and had well progressed the architectural aspects of the design. It was, however, immediately clear that the more technical nature of the project had been somewhat overlooked.

Therefore, Focus looked to immediately procure Powell Fenwick Consulting as main consultant for the specialist mechanical design. The mechanical design brief included designing pressurised and temperature controlled technical spaces, completing hepa filtered air changes for clean room requirements, and creating clean room interlocked lobby spaces amongst some of the design requirements for the project.

Lang further explained how Focus assisted with the procurement and contracting of a design and build contractor (David Browne Contracting) to undertake the highly technical installation of reticulated gas infrastructure utilised to manufacture, test and calibrate the Syft machines. He said that pre-covid times, it might have otherwise been contracted to either a Singaporean or Australian based contractor.

“We believe that the type of pipework system subsequently installed has never been previously completed to this level, or standard in New Zealand, and has been delivered exceptionally well by a local company, David Browne Contracting," he explained.

Attrill, who worked closely with Lang as Syft’s project lead and client side designer for the gas system, stated it was critical the environment in which the design, build and delivery of Syft’s purpose-built machines was of a particularly high standard.

“There are a wide-range of companies we produce our machines for, for example, some are used by our clients to sample air quality - in the likes of a semi-conductor factory, or testing for drugs at border and customs," he explained.

“If our machines can detect ‘defects’ and chemicals early on in the piece (in low parts per trillion), then our clients can avoid a reduction in yield and increase overall profits.”

“This is huge if you are a facility that turns over say $10m per day - so our machines need to be designed, made and tested in a fit-for-purpose environment,” he added.

Attrill also explained how important it was to source the right materials for the facility’s gas-system, which help power and test Syft’s machines.

“We’ve had to design, procure and install over 2km of ultra high grade stainless steel pipe, 13,000 stainless steel gas fittings and 7000 orbital welds to link it all up,” he said, which had to be sourced from “all over the planet”.

Yet, despite what might have otherwise been a very technical and stressful project, Attrill said working with Focus meant for a great overall experience.

“The best thing about working with Focus is the people, we all worked unbelievably well together and enjoyed some good banter along the way,” he said. “What we have been trying to achieve is unusual, so having people who can work with that in a straightforward way has been critical.”

Attrill’s sentiments were echoed by CFO Robinson, who added that the Focus team were very honest and easy to deal with.

“Quite often they would offer up alternatives for forms of contract, sourcing of contractors, suppliers, or different ways of doing things, which would result in both efficiencies and cost savings,” she said.

“We would have wasted a lot of time and money had we not had their expertise, planning and management of the project.”

As to whether she would recommend Focus Project Services as a project management company?

“Absolutely, I would highly recommend them. They were so easy to deal with and worked hard to understand our business, our vision, and make it come to life for us,” she said.

“They have been really passionate about this – we felt like we've been in good hands, and we’ve also had a lot of fun along the way!”

Double-header success

Juggling the repair & strengthening of a fully-operational office-block and 2000sqm pick-and-pack warehouse is no easy feat. Nathan Lang explains how flexibility, co-operation and great communication makes light work of a technically challenging project.

Of the many projects completed over the years, the work on this Christchurch-based warehouse decidedly demonstrates the expertise of the Focus Project Services team as highly skilled project managers, quantity surveyors and communicators.

Co-Founder and Director of Focus Project Services Nathan Lang was first contacted in 2018 by the owner of a centrally located, well-known Christchurch operation. Lang was provided with a two-part brief:

to fix and repair the damage caused by a leaking office block, and
to strengthen the attached 2000sqm, fully operational, commercial warehouse.

Lang and the Focus team agreed to manage and oversee the job, aware of the potential challenges of repairing and strengthening a fully operational warehouse.

From the beginning, however, Focus established a solid foundation aware of the technicalities of such a large project. Lang explained it simply required good planning, flexible processes and effective communication between all.

“We had a fantastic working relationship with the Warehouse Operations Manager and all site contractors, who worked together well so we could deliver efficient and pragmatic solutions,” he said.

“We managed the main contractor on this project and the great level of communication we had with the out-of-town owner resulted in him never having to visit Christchurch to oversee the process. The building and warehouse were simultaneously built in the 1990s. The style of this particular office block meant the wall cladding had been set flush against the frame, without a cavity system to allow for water flow and drainage. Poor detail at the top of the façade also allowed for excessive water ingress, which resulted in severe damage to the inside of the building.

The Focus team had to create a practical solution so to retro-fit a cavity system into the existing building structure and create a free-draining solution.

“Although it was technically quite difficult, it also needed to be aesthetically pleasing, so we were picky with the design detail,” Lang explained. “The result is not only practical, but it looks good too.”

With the office block repaired, the team turned their attention to strengthening the 2000sqm warehouse, which had been assessed as being at 25% - 30% of the strength required to meet building code. They needed a robust strategy to bring the warehouse up to the 67%+ building code requisite, as well as guarantee minimum disruption to 15 full-time staff who remained in full operational mode between 7am-5pm, six days a week.

“With forklifts still working and people walking around within the space, our biggest challenge was figuring out how to best do our job with minimal disruption to the day-to-day operations,” explained Lang.

Focus engaged an architect and structural engineer on behalf of the client to create a concept design and workable solution. Once consent was obtained, Focus procured a main contractor that understood the requirement for flexibility in approach and offer optimal, work-around solutions. Schedules were tightly monitored so tasks could be completed within the fully functioning warehouse environment. The pick-and-pack staff worked throughout the day, although had to make concessions when certain works - such as drilling and welding - impacted on daily operations.

“We had quite a lot of logistics to negotiate, as warehouse staff were still required to pick product off the shelves," said Lang. "We needed a team that was happy to work in allocated time slots that allowed for our contractors to fix, and their staff to pick.”

Without doubt, flexibility and ingenuity were key components of this project. Focus needed a solid solution to mitigate the impact and noise made by contractors whose brief was to weld 12 fly-braces onto each of the 6 portal frames across the warehouse roof.

“We used cherry pickers and scissor lifts to make the 8m lift to the ceiling,” Lang explained. “We were cautious of working at height, fall zones, and ensuring that all welding hot-drops were contained and didn’t fall onto warehouse products in the storage below.”

Lang highlighted that worker-safety was a key priority throughout.

“We set it up so that everyone up high - and everything and everyone below - were thoroughly protected.”

The Warehouse Manager said he was impressed with the work-arounds offered by Focus and their strong commitment to health and safety.

“They had a pretty dynamic plan, particularly when managing our high-volume areas,” he said. “If they were held up in an area our staff needed access to, they simply shifted to another area. Their communication was clear, roles were defined, and it worked well for everyone.”

Lang also confirmed that the property owner was rapt with the outcome.

“This was a fairly substantial project, in terms of cost and time, which has now resulted in our client owning a water-tight office block, plus a strengthened and code-compliant warehouse,” he explained. “What was potentially a difficult property to rent has now become an extremely valuable, future-proofed asset.”

With regards to the overall success of the project, Lang was pleased with the results. He believed that clear and concise communication was key when tackling tricky projects.

“It wasn't easy to manage such a large project whilst the space remained occupied and operational,” he commented. “But we set ourselves up with the best team possible - committed to flexible options and working around (and alongside) the warehouse staff.”

Handing back the keys to the Cambridge Apartments

After two devastating earthquakes and almost 9-years of waiting, 29 happy owners were finally given the go-ahead to move back into their newly repaired and strengthened inner-city apartments.

Friday 30th August 2019 was celebration time for the owners of Christchurch’s riverside Cambridge Apartment complex.

Almost nine-years to the day since Christchurch’s first major earthquake, 29 satisfied and happy owners were handed the keys to their newly repaired and strengthened apartments.

Chair of Cambridge Apartments Body Corporate and owners’ representative Murray Woodward said he couldn’t be happier with the way in which Focus Project Services delivered the project.

“After 8.5 years, we are finally at the point where we have our keys back,” Woodward said. “It looks fantastic, and we have 29 very happy owners.”

Focus Project Services took on the challenging project in 2015 when Woodward approached them seeking advice. At the time, they were at an impasse with both EQC and their insurance company and weren't sure of where to go next.

“We were at a standstill, but they negotiated with EQC on our behalf, and then the insurance company, the brokers -- everyone,” explained Woodward.

“Once that was done, they arranged the engineers, architects, and builders, and managed the repair and strengthening work that needed to be done.”

Since first meeting with Woodward, Focus Project Services successfully negotiated, planned and delivered an almost 4-year collaborative design-and-construction project on behalf of the Cambridge Apartments Body Corporate.

Co-founder and Director of Focus Project Services, Nathan Lang agreed that the project was a success.

“We are really pleased with the entire project – we were lucky to have had such great clients and for the trust they placed in us to get the job done,” he explained.

“It’s been a fantastic project to work on,” he said. “They put a lot of faith in us to get on with it, and the result speaks for itself.”

Woodward agreed. “As soon as we met Nathan and his team, we trusted them and knew that they would honour what they said they would do,” he explained.

“They were simply amazing,” said Woodward. “They were consistent with their personal contact with us throughout this entire process – they managed contractors, tradies, professional engineers and architects, as well as the expectations and worries of 29 anxious owners.”

Woodward concluded: “The key thing it comes back to is communication. Having a project manager you can talk to face to face, who understands you, and who is keen to discuss the problems is critical.”

“It’s the best contract agreement and outcome we could have ever hoped for.”

From bach to beautiful holiday haven using the collaborative approach

Focus Project Services worked closely with Nelson based Dan Anderson Builders to transform this once humble bach into an entertainer's paradise. Client Lance couldn't be happier with this collaborative approach, which provided for an enjoyable and seamless renovation experience.

With exceptional attention to detail, ingenious engineering design and bespoke arrangement, it’s no wonder this beautifully crafted Kaiteriteri holiday home won the Renovation of the Year Supreme Award at the 2018 Marlborough & West Coast Registered Master Builder Awards.

In 2016, owners Lance and Anne embarked on an incredible 14-month project with a view to transforming their 25-year-old bach into a modern, functional and safe holiday home. However, understanding the scope involved with such a complex renovation and in line with the fact they live outside of Kaiteriteri, they decided the best way forward was to engage Christchurch project management company Focus Project Services to advise, manage and oversee the project from start to finish.

“We used Focus primarily because we didn’t have the time, or skill-set, to manage it ourselves,” said Lance.

“Anne had some great ideas as to what to do on-site, but we needed someone to liaise between us and the builder to effect it. Focus stepped in and provided the service we needed to get the work done.”

The process of transforming a simple family bach into a seven-bedroom, three-level oasis required sophisticated engineering procedures, innovative project management and precision building expertise.

They engaged Nelson building company Dan Anderson Builders Limited to help bolster the hillside property with the installation of large steel beams and columns throughout the lower-floor. This worked to support the large kitchen, bedrooms, dining and living rooms on the two levels above.

In addition, cantilevered support was created to support a large decking area and promote practical indoor-outdoor flow. Having this additional structural support has provided great comfort to the owners.

“They incorporated a lot of extra engineering and steel into the property in order to meet earthquake code,” explained Lance. “We feel so comfortable knowing we now have a strong and safe home on the hill.”

Dan Anderson, owner and director of Dan Anderson Building Limited, explained the complexity involved with the extensive excavations and engineering installments needed to relocate the three-car garage, which was originally at the base of the three-level structure.

“While it wasn’t too difficult a process, the renovations needed to be approached methodically as we worked our way around the home. We needed to ensure all the correct steps were taken so the job would be completed to a high standard,” he said.

Anderson credited the success of this inventive approach to the Focus Projects team, who he said took control of the administration and contractual side of the process. “I was more than happy to work with them like this – it meant that I could get on the tools and on with the job, rather than get bogged down with all the paperwork.”

He explained that the administrative support provided by Focus, such as managing the contract variations and cost control, meant he had more time to provide quality, detailed and efficient workmanship.

“The last thing I wanted to do after a hard day at work was to go home and spend hours in the office. Focus took care of all that. It was brilliant.”

Anderson was also impressed with the knowledge and practical support that Focus Projects offered him throughout the process.

“If I needed any technical advice or had any questions, I simply picked up the phone and called them. There was always great communication between us.”

Anderson further commended the support that Focus provided, which resulted in an efficient, cost-effective and complete service for all parties.

“They were always available on the phone and effected changes for us quickly when we needed them,” he explained. “At the end of the day, this saved on cost and time for both us, and the client.”

Lance agreed that Focus’ role as intermediary made for an enjoyable process and their collaborative approach made for a highly successful outcome.

“When Dan had a suggestion, he discussed it directly with Focus and they worked out whether it was logical and practical or not. It took the pressure off us to make every little decision, which was exactly how we needed it to be,” he explained.

Lance and Anne were equally impressed with the way that Focus managed the relationships between the builders and other sub-contractors and appreciated the efforts made to resolve any behind-the-scenes issues.

“It was such a smooth process,” explained Lance. “Building is such a complicated process these days but having someone handle the details for us - for example, dealing with the Council, plumbers, electrician and builders - made for a much better experience.”

“And if there were ever any minor, technical issues, we certainly were not aware of it,” he added.

Anderson said he and his team thoroughly enjoyed working on this renovation and that he wouldn’t hesitate to work with Focus again.

“Nathan and his team are very easy-going people, yet when they need to be serious, they get down to business,” he said.

“They are able to separate out the detail and provide the direction and advice needed to get the job done.”

As a client, Lance agreed and said he we would recommend the collaborative approach adopted by Dan Anderson and Focus Projects to anyone contemplating a building project.

“I would definitely use Focus because they take the hassle out of it all,” he said. “Everyone came together to complete a fantastic job - they were spot on,” he said.

“They finished on time and on budget, and with minimal fuss. We couldn’t be happier.”

Repair of Cambridge Apartments nearing completion

The team at Focus Project Services are proud to reveal the work completed to repair and strengthen this inner-city, earthquake damaged apartment block.

After a six-year insurance battle and a further three-years of re-design, repair and strengthening, Murray Woodward, Chairperson of the Body Corporate for Christchurch’s Cambridge Terrace Apartments is excited at the prospect of finally moving home.

Due for completion in September 2019, Woodward will join 28 other owners as they gain access to their Avon Riverside apartments - almost nine years after the devastating Christchurch earthquakes.

Challenged with directly negotiating the repair strategy and settlement with the Earthquake Commission (EQC), Woodward admitted the Body Corporate faced repeated roadblocks.

“It was a very difficult process in the initial phases, as individuals like us were unable to deal directly with EQC,” he said. “This made it extremely difficult to get anything resolved.”

In mid 2015, some four years after the February 2011 earthquake, Woodward was introduced to Nathan Lang, co-founder and Director of Christchurch based project management and quantity surveying company Focus Project Services (Focus).

“When I first met Nathan, we were wallowing, we were just stalled,” explained Woodward. “But his work ethic and ideas were so impressive. We felt that he knew what to do – someone to look after us. He had the knowledge.”

Accepted by the Body Corporate to complete and manage an extensive quantity surveying and engineering assessment of the apartment block, Focus issued an alternative, comprehensive costed scope of works to challenge the existing EQC assessment.

This new report pushed the cost to repair the damage well over the capped value that EQC was liable to pay, and into the hands of the insurance company. In December 2017, after a protracted and technical negotiation, the insurance company paid the Body Corporate an agreed cash sum – a figure that was considerably higher than the original EQC offer.

Woodward credited the increase in payout to the tenacity, diligence and industry knowledge held by the Focus team. The Body Corporate was now in a position to manage and direct the repair process itself, and so turned to Focus to get the job done.

“If we didn’t find Focus – a company that provides such a complete service - we wouldn’t have achieved nearly as much as we have,” he said. “I've learned through this process just exactly how valuable a good project management team is.”

Once settled, Focus switched from negotiation to project management mode. Taking an alternative approach to the more common contract tender exercise, Focus worked to a collaborative design and construction process and negotiated with a contractor to undertake the repair based on an open book tendering and recommendation process for the subcontract trades. This approach was used in order to achieve the required price tension for the project, whilst ensuring a team approach working towards the common goal of ‘best for project’ outcomes.

“I have never seen this before in my business life,” Woodward said. “Through great leadership and management, they pulled together a smart contract, kept costs relative, continually reassessed the process and kept us fully updated.”

“They completely took the stress away from us and from having to deal with it ourselves.”

Woodward also explained how valuable it was that they were kept informed every step of the way.

“You imagine having to manage and communicate what is going on with 29 owners,” he explained.

“Yet the detailed reports that Focus provided at the beginning of each month meant that I didn’t have even one query from any of the apartment owners.”

“Everyone knew what was going on at all times. What a fantastic achievement.”

Having been heavily involved in the repair process over the past year, Woodward was confident the apartment would be safer and stronger than ever. He marvelled at how innovative Focus had been throughout the entire process, offering the best solution at each stage of the repair.

“The team is so professional with what they do,” he said. “Everyone takes responsibility for all aspects of the process, even the smallest detail. Their responses and actions are immediate; no matter how minor the issue, they are always on it.”

Working with Focus for the past five-years has somewhat transformed the repair experience for Woodward.

“From what I have seen, they could do any size project. They look at both the macro and the micro – they see the whole thing,” he said.

“And through my position as Chair, the extensive and open communication from Nathan made this process so much easier than it was when we tried to deal with it ourselves.”

As to whether Woodward would choose to work with Focus again? Without a doubt. He said it was the personal, yet professional level of service provided by Focus that he would remember the most.

“Nathan’s commitment to regular eye-to-eye meetings gave us complete confidence that we were dealing with someone we could trust,” he said.

“The Focus team are immensely passionate and enthusiastic about their work, and their attitude is outstanding,” he concluded. “We are just thrilled to bits”.

The 29 apartment owners look forward to the official opening of the building in September 2019.

Focus has finalised more great insurance ‘cash settlement’ results for our clients over the last few weeks, resulting on claims cash settlements which were 7 – 11 times higher than the original EQC offer!

Focus Clients Take Supreme Award at House of the Year

We’re delighted to announce that one of our clients has won the Supreme Award in the Renovation Category in the Marlborough/Nelson/West Coast 2018 Registered Master Builders House of the Year Awards. We acted as the Client Representative, Project Managers and Contract Managers for the project, working closely with both the client and the building company, Dan Anderson Building.

This was a major renovation which completely transformed the three-level holiday home into a chalet-like haven. The owners lived several hours drive away, and the magnificent hillside setting created its own set of engineering challenges, but despite these issues the build went extremely smoothly.

The clients, who are understandably delighted with the win, believe the smoothness of the project was due to a great team. “ We wanted someone independent to manage our building programme because we didn’t have time ourselves and the property is quite a long way from where we live. But we never felt like distance was an issue because Focus kept us up to date at all times - we never had to chase them at all. We just sat back and let them take care of everything.”

I think another reason why we had such a fantastic result was because they were able to steer us towards a great builder and they worked really well together. Don’t ask me what they could have done better, because I honestly can’t think of anything ! ”

While existing flooring and exterior framing were retained to preserve the home’s original character, structural steel beams and posts were installed to support cantilevered decking. All three levels of this large home now have decks, allowing the owners to delight in the great outdoors in covered comfort at the height of their choosing.

Major Focus Project Nominated for National Award

The New Zealand Commercial Project Awards are this Friday night in Auckland, and we’re all really delighted that one of our major projects – Russley Retirement Village – is one of the finalists in the highly contested Residential Project section.

Partner Darryn Crawford has been involved with the new Russley Retirement Village from very early in the project. His involvement spans over a decade now and began well before he formed Focus. The Focus team have been involved for three years now, so this is project which is very important to us all.

The Award is for the Russley Village Homestead, one of the most recently completed buildings in this extensive development. This is a multi-purpose building for residents which sets new standards for design and luxury retirement village living.

The building has areas purpose-built for entertainment and socialising, including a boutique cinema with tiered seats, a café, and brasserie. There is also a library, study, computer area, an arts and crafts space, hair salon and wellness rooms for health professionals.

Focus are currently involved with the final stage of the Russley Village, which will be a 36-bed hospital and additional independent living units.

Welcome to our new Quantity Surveyor

2017 saw a big increase in activity at Focus, so we’ve added a new Quantity Surveyor to our team, Therese Fisher from Christchurch.

Therese studied for her Diploma in Quantity Surveying at ARA (formerly Christchurch Polytechnic), graduating four years ago. She then went to work at Arrow International, completing the cadet programme with them in her first two years, before heading off for a totally different ‘occupation’ - maternity leave! Following this, Therese began commuting regularly to Queenstown for a major project she worked on for Arrow.

The second half of last year was spent working for a painting sub-contractor, putting cost management systems in place for them so they could expand their operation.

The new position at Focus has given her the opportunity to move back into her main field of expertise, and Therese says she is very much enjoying being back working in a more commercial environment.

You’ll find Therese working at the Focus office four days a week, with Fridays being reserved for spending time with her two small children. They’re both pre-schoolers so don’t expect anything more than a shrug and a laugh when you ask her what she does in her spare time “Right now, there isn’t any!”

We’ve just completed the penultimate stage of this massive complex - the Sefton Apartment block, which contains stunning contemporary one- and two-bedroom apartments plus this beautiful pool and spa area on the ground floor.
Darryn Crawford, Founder and one of our owners, has had a long involvement with the Russley Retirement Village, which spans a decade and began well before he formed Focus. So this is project which is very important to Darryn and the rest of the Focus team, who have been involved with the Russley Retirement Village for the last five years.

We're delighted to have been part of the very successful 'Get Your Kit Off' free skin check day at the Canterbury Charity Hospital on Saturday. This fantastic initiative was the brainchild of Christchurch Real Estate Agent Leeann Marriott who organised the event once she realised that, although New Zealand has one of the highest rates of melanoma in the world, our public health system doesn't fund skin-cancer screenings. Leeann's own brother Andrew Bulman lost his life to skin cancer, which went undetected until it was too late, which makes this a cause very dear to her heart. Congratulations and thanks to Leeann, the dermatologists and many other volunteers who gave their time for free on Saturday, the other sponsors and the Charity Hospital.
