Role of Focus  Estimating services: including the measurement and rating of all direct works and the procurement of all suppliers and subcontractors for the project. Quantity Surveying services: including the management of all financial aspects of the project, from the Builder’s perspective.

Focus assisted its client to prepare a tender submission for the Lakeside Apartments, located in Frankton Road Queenstown. Focus, undertook a detailed measure of the design documentation, priced the quantities measured and reviewed all subcontractor quotations before submitting the tender submission (in competition with other builders). Following the initial tender submission, Focus assisted with further negotiations which resulted in its client, being awarded the contract.

Once the construction phase was underway, Focus undertook Quantity Surveying services to assist with cost control and management. Services provided by Focus included:

• Cost management and the preparation of payment claims to the Principal;
• The preparation of payment schedules for subcontractors; 
• The management of variations to both the Principal and from the subcontractors; and 
• The management of the successful close out of the final account to the Principal and each subcontractor working for its client. 

Construction of these 3-level, highly appointed apartments served as a challenging, yet rewarding, project.

Not only was the project completed within budget, but the end result is a display of high-quality craftsmanship complementing contemporary architectural design. The collaborative efforts have resulted in five stunning apartment residences on the picturesque shores of Lake Wakatipu.
