We love the detail and get stuck into all of our projects - here's an example of the processes used through the rebuild of this exquisite hillside property.

At a glance - the Focus Process at Glenstrae Rd:


  • Prior to Focus Project Services engagement, there had been multiple build - price revisions due to various revisions of the design. This meant the parties had lost track of what exactly had been priced, against what was designed.
  • The homeowner was referred to Focus Project Services who entered the process and restructured the builder’s tender values to best align with how they were to be managed. 
  • Focus firmed up Provisional Sums and Prime Cost Sums (where possible), adopted correct terminologies, and applications of these within the contract.
  • Focus formulated a Documentation Register – all contract documentation included within the contract was centralised.
  • Focus requested updated drawings and specifications from the various consultants: Architect, Structural Engineer, Geotechnical Engineer, lighting designer etc and issued these with updated Documentation Registers to ensure all parties were working to the same documentation package.
  • Contract Instructions were issued throughout the contract to the builder, with any required or directed changes to the original contract factored in.
  • Focus maintained a Contract Register (of Contract Instructions issued) throughout the contract and maintained budgets against each Contract Instruction, inclusive of any consultant directions, and/or design updates and changes.
  • Focus Project Services reviewed tabled variations when received from the builder, and once agreed, issued Variation Orders to vary the contract sum.
  • Each month, Focus Project Services assisted the builder with the issue of Payment Claims in line with the contract and incorporated agreed variations to the contract.
  • Each month, Focus Project Services issued Provisional Payment Schedules and Payment Schedules, to approve the values and aspects of the builders Payment Claim and advised the value and timing the client was required to make payment to the builder.
  • Focus Project Services assisted with defects inspections and project close out.
  • Focus Project Services completed the final claim with the builder and client.
  • Focus Project Services provided advice to both client and builder as, and when required throughout the project.
  • Focus Project Services acted as an intermediary where required, or where variations were tabled and required assessing and or justification.
